How much is my land in the Midwest worth?

Acreage is only the starting point. Two neighboring parcels of the same size can be worth very different amounts depending on the county and township, recent comparable land sales nearby, road frontage and legal access, how many acres are tillable, soil productivity ratings, any current farm rent or lease income, timber and recreational value, available utilities, zoning and permitted uses, floodplain status and drainage, buildings or improvements such as grain bins and outbuildings, realistic rural residential or development potential, whether mineral, water, and timber rights convey, the annual property tax load, and current buyer demand in that specific market. It also matters what kind of land it is: productive row-crop farmland is valued on income and soil, wooded recreational acreage is valued on hunting and timber, pasture is valued on carrying capacity and fencing, and a vacant residential or development lot is valued on comparable lot sales and buildability. Can I sell inherited land if several family members own it?

Inherited land can often be sold, but every legal owner may need to take part in the transaction. What the process looks like depends on whether probate has been completed, whose name currently appears on the deed, whether there is a will or a trust, how many heirs there are, whether all of the owners agree to sell, whether liens or unpaid taxes are attached to the property, and whether the estate is still open. Along the way you may be asked for prior deeds, probate filings, a death certificate, trust documents, or contact information for the other heirs. Do not assume inherited property is unsellable because the paperwork is incomplete. Can I sell farmland that is currently leased to a farmer?

Farmland can potentially be sold while a tenant is farming it, but the lease — written or verbal — needs to be understood before closing. The key details are the lease expiration date, whether it is cash rent or a crop-share arrangement, whether rent for the current year has already been collected, what rights the tenant holds, who owns the growing or harvested crop, what notice must be given to end or transfer the lease, whether there are secondary leases such as hunting or pasture rights, and when the buyer actually takes possession. Provide a copy of the lease, if available, and tell us who currently uses the property. An existing lease does not automatically prevent a sale, but it can affect timing, value, and possession, and the specifics vary by state and by agreement.

Can I sell land with back taxes, liens, no survey, or title problems?

These issues do not automatically make land impossible to sell, but they do have to be investigated before anyone can close. Common examples include delinquent property taxes, recorded tax liens, mortgages or judgment liens, missing or unrecorded deeds, old fractional ownership interests that were never cleared, no current survey, boundary disagreements with a neighbor, access that was never formally recorded, landlocked parcels, multiple owners who each hold an interest, and estates still working through probate. Many of these are routinely handled by a title company as part of a normal closing, and some are not. Tell us about any known problems upfront. Should I list my land with an agent or sell directly to a land buyer?

Both paths are legitimate, and the right one depends on your property and your priorities. Listing with an experienced land agent may make sense when you want to pursue the highest possible retail price, the property is clean and marketable, you can wait for the right buyer, you are comfortable with showings and negotiation, and you are willing to pay the agreed commission and other selling expenses. Selling directly may make more sense when you prefer a simpler process, the land needs cleanup or carries complications, you live out of state, the property was inherited, you would rather not host repeated showings, timing and convenience matter more than squeezing out the last dollar, and you understand that an investor offer may come in below potential retail value. Timing depends on the selling method, the type of property, the asking price, the condition of the title, how many owners are involved, any active farm or hunting leases, whether the buyer needs financing, whether a new survey is required, and how much due diligence the land calls for. A direct sale generally follows the same path: first you submit the property information; then we review public records, maps, access, land use, and comparable sales; we come back with any follow-up questions; if the land fits our criteria we present a written offer or a possible purchase structure; you review the agreement on your own time, without pressure; a title company or attorney verifies ownership and prepares the closing; and closing takes place once title work and the agreed conditions are satisfied. We will give you an honest estimate as we go, but we do not promise an exact closing date before the title and property circumstances are known.
